The development of 7 industrial units totalling around 21,000 sq ft. The new development totally transformed a brownfield site and pre-lets were arranged before completion. Beechwood sold 1 unit and retained 6 units within their investment portfolio. These are let to high quality tenants including Brandon Tool Hire (formerly part of the Wolseley Group) and Tulip foods.
Magog Court – South East Cambridge
Situated in the greenbelt, Magog Court required thoughtful and sensitive planning to gain permission to transform a derelict farmyard and buildings into offices which retain the character and heritage of the original site and use. The development features attractive traditional weather boarding and Cambridge Stock Brick construction to blend in with the surrounding rural area. The 2 acre landscaped site, completed in 2005 is now home to 5 new offices set around a central courtyard ranging in size from 860 – 4,529 sq ft (total space circa 12,500 sq ft), offering spacious high quality working environments including broadband, climate control and 44 car spaces. Purchased in 1983 and converted in 1992/3 from redundant farm buildings and stables, Bennell Court required planning consent to change from agricultural use to new offices. The development required a sympathetic approach which helped to retain the character of the original buildings and the whole site. This was achieved through the meticulous design and planning process which ensured the retention of many of the original features and materials. Now home to 12 offices totalling circa 10,000 sq ft, the office complex has been retained within Beechwood’s investment portfolio.
The Old School house – Wilburton near Ely
This attractive redbrick old school house was a distressed purchase from Barclays bank. Beechwood’s team worked with planners to obtain change of use to offices which then facilitated a full refurbishment of this historic building back to its original condition. The property comprises 3 individual offices totalling around 3000 sq ft and has been retained within Beechwood’s investment portfolio.
